This Indenture made the sixteenth Day of August in the Year of our Lord one thousand seven hundred and eighty five by and between George Beaty of Trenton in the County of Hunterdon and State of New Jersey of the one part and Stacy Potts and John Potts of Trenton aforesaid of the other part Witnefseth that the said George Beaty for and in Consideration of the sum of seventy five Pounds current Gold and Silver money to him in hand paid before the Ensealing and delivery hereof the Receipt whereof he the said George Beaty doth hereby acknowledge and thereof and of every part thereof doth hereby Acquit Exenorate Releafe and discharge the said Stacy Potts and John Potts their Heirs Executors Administrators and Afsigns each and every of them forever by thefe prefents Hath granted Barganed and sold and by these prefents doth fully freely clear & Abfolutely Grant Bargan Sell Enfeof Release Convey and Confirm unto them the said Stacy Potts and John Potts their Heirs and Afsigns a certain Lott or Tract of Land situate in Trenton aforefaid being part of the Plantation whereon the said George Beaty now dwells & was formerly the property of Daniel Coxe Esquire bounded as followeth Begining at a Stone in the Line of said Stacy Pott’s Land and runs from thence North twenty four degrees East along said Stacy Potts’s Line three Chains and seventy nine Links to the Corner of Charles Axford’s Land thence North twenty three degrees West along Samuel Tucker’s Line two Chains to Ebenezer Cowell’s Land thence North four degrees thirty Minutes West five Chains and Eighty four Links along said Cowell’s line on the Eastwardly side of a Run of Water to said Cowels Corner thence South thirty two degrees West ten Chains and thirty three Links to a Stone for a Corner thence South Sixty three degrees thirty Minutes East six Chains and nineteen Links to the place of Begining containing three Acres and a half of Land more or lefs together with all and singularly the Mines Minerals Ways Waters Water Courses Woods Quarries Fencings Buildings Improvements Hereditraments and Appurtenances unto the said Tract of piece of Land belonging or in any wife Appertaining and all the Estate Right Title Interest Ufe Pofsefsion Property Claim and Demand of him the said George Beaty and Elizabeth his Wife of in or unto the above described Tract of Land or any part and parcel thereof with the reversion and remainder Rents Ifsues and Proffitts thereof To have and to hold the said Tract or piece of Land with all and every of the appurtenances unto them the said Stacy Potts and John Potts their Heirs and Afsigns as Tenants in comon to the only proper Ufe benefit and behoof of them the said Stacy Potts and John Potts their Heirs and Afsigns forever And the said George Beaty for himfelf and for his Heirs Executors and Adminiftrators doth Covenant promife and agree to and with the said Stacy Potts and John Potts their Heirs and Afsigns by thefe Prefents that he the said George Beaty and Elizabeth his Wife hath in themselves good Right full Power Lawful and abfolute Authority to Grant Convey and confirm the above defcribed premifes with the Appurtenances unto them the said Stacy Potts and John Potts their Heirs and Afsigns And that he the said George Beaty hath not wittingly or willingly committed Omitted suffered or don any Act Matter or thing whereby or by reafon whereof the above granted premises or any part thereof is are shall or may be charged burthened or Incumbered in any manner howfoever but that they the said Stacy Potts and John Potts their Heirs and Afsigns shall and may at all times hereafter peaceably and quietly have hold Occupy pofsefs and enjoy the above granted premifes without any let suit denyal Ejection molestation or difturbance whatsoever of them the said George Beaty or Elizabeth his Wife or any other perfon or perfons whatfoever claiming or pretending to claim any Estate Right title or Interest in the above granted premises or any part thereof he the said George Beaty his Heirs and Executors or Adminiftrators shall and will warrant and forever defend by thefe presents  In Witnefs whereof he the said George Beaty and Elizabeth his Wife hath to thefe presents set their Hands and Seals the Day and Year above written 1785-

                                    Perfonally appeared this 16th Day of Auguft 1785 before me Ifaac Smith one of the Juftices of the supreme Court of said State George Beaty and Elizabeth his Wife (who was seperately examined according to Law) and did severally acknowledge that they signed, sealed and delivered the above Indenture for the Ufes & Purpofes therein mentioned.
