This Indenture made the Twenty ninth day of April in the year of our Lord One Thoufand Seven hundred and Sixty one Between Stacy Beakes of the City of Philadelphia in the Province of Pensilvania Carpenter of the one part and Nathan Beakes of the township of Trenton in the Countie of hunterdon in the Westorn Divifion of New Jarfey Tanner of the other part Witnefseth that the said Stacy Beakes for and in Consideration of the sum of One hundred Twenty nine Pounds and ten Shillings Lawfull money of Amarica to him in hand paid, the Rec’t of w’ch he doth hereby own and Acknowledge and thereof and of every part and Parcel thereof- do Acquit and for ever Difcharge him the said Nathan Beakes his Ex’rs and Adm’rs for ever by thefe prefents have Granted Bargained Sold Alliened Enfeoffed and Confirmed and by thefe [presents] do fully freely and absolutly Grant, bargain, Sell, Allien, Enfeoff and Confirm unto him the said Nathan Beakes two ceartain Lotts of Land Lying and being in the township of Trenton abovesaid ajoyning to the Plantation of the said Nathan Beakes butted and bounded as followeth (viz) Beginning at a Stone Corner to Wm Yard thence North six degrees West Sixteen Chains to a White Oak then South fifty nine degrees west thirteen chains and Sixty Links to a post being a Corner of the said Nathan Beakes thence in his Line South thirty two degrees East Sixteen chains and ten Links to Yards Line thence along the same North fifty Eight degrees East twelve chains to the place of beginning containing twenty acres the other Lott Begins at a Stone by Elizabeth Biles being a Corner of Wm. Yard then by the same North fifty eight degrees West four chains and fifty Links to a Stone then North west thirty two degrees Sixteen chains and twenty Links to a post then South fifty nine degrees West Eight chains and twenty Links to Biles Line then along the same South East Sixteen chains and a halfe to the beginning containing ten acres Together with the Woods, under Woods, Meadows, Marshes, Wayes, Waters, water Courfses, Mines, Mineralls, Quarries, Rights, Royalties, Liberties P’viledges, Improvements, hereditaments and appurtenances to the said two Lotts of Land belonging or in any wife appertaining and the Reverfions and Remainders Rents Ifsues and profits thereof To have and too hold the said Granted Bargained and Difcribed two lotts of Land and P’mifses unto him the said Nathan Beakes his heirs and Afsigns to the only proper ufe benefit and behoofe of him the said Nathan Beakes his heirs and Afsigns for ever.  And the said Stacy Beakes doth Covonant for himself and for his heirs to and with him the said Nathan Beakes his heirs and Afsigns in manner following (viz) that at time of the Ensealing hereof he hath full Power good Right Lawfull and Absolute Authority on himself as of fee to Grant bargain and Sell all and Singular the said Granted bargained and Difcribed two Lotts of Land with every of their Appurtenances unto him the said Nathan Beakes his heirs and Afsigns in manner and form as is above Exprefsed.  And that the said Nathan Beakes and his heirs ^& Afsigns shall or Lawfull may at all times for ever hereafter Peaceably and Quiatly have hold use occupy and Enjoy all and Singular the said Granted bargained and Difcribed two Lotts of Land and every part and Parcel theirof with out the Lawfull lett Suit trouble or Mollefstation of him the said Stacy Beakes or his heirs or any other perfon or Perfons whatsoever.  And that the said P’mifses herby Granted now are and for ever hereafter shall be, remaine and abide unto him the said Nathan Beakes his heirs and Afsigns free and Cleare and freely and Clearly acquitted and Difcharged of and from all other bargains, Sales, Gifts, Grants, Joyntures, Dowers, Mortgages Intails, Estates, rights Titles, or any other Incumbrance whatsoever (Excepting the Quit Rents to the chief Lord of the ffe of any be only Excepted) And Lastly that he the said Stacy Beakes and his heirs the said Granted and bargained two Lotts of Land and P’mifses unto him t he said Nathan Beakes his heirs Afsigns against him the said Stacy Beakes and his heris and Against all and every other Perfon or Perfons whatsoever Lawfully claiming or to claim any Estate right Title or Demand morto the two Lotts of Land or any part or parcel thereof shall and will Warrant and forever Defend by these P’fents.  In Witnefs whereof the said Stacy Beakes have
