Body:

                        This Indenture made the fifteenth day of October in the year of our Lord One thousand Seven hundred and eighty three between Achsah Lambert of the township of Nottingham in the county of Burlington and State of New Jersey of the one part, and Joseph Milner of Trenton in the County of Hunterdon and State aforesaid Merchant of the other part, witnefseth, that the Said Achsah Lambert, for and in Consideration for the payment of the rents, and performance of the covenants and agreements hereinafter reserved, mentioned and exprefsed, which in the part and behalf of the Said Joseph Milner, his heirs and afsigns, as or ought to be paid, performed and Kept, hath granted, bargained Sold aliened enfeoffed, released and confirmed, and by these presents doth grant, bargain, Sell, alien, enfeoff, release and confirm unto the Said Joseph Milner, Seven Certain lots of ground, at the town of Lamberton in the County of Burlington, bounded as follows; the five water lots, begins in Front Street in the West Side of the corner of a lot of Abraham Waglum, and runs from thence by Said Waglum, South eighty two degrees and a half West to Delaware river So far as the Said Achsah Lambert hath right, thence down the Same five chains, thence North eighty two degrees and a half to Front Street, thence Northwest Seven degrees and a half five chains up the West Side of Front Street to the beginning Corner, being five Chains from the division line between the Said Achsah Lambert and Lambert Cadwalader.  The two back lots bounded as follows, beginning on the East Side of Front Street, at the Corner of Barney Johnsons lot being Seven Chains, and Six links from the division line between the Said Achsah Lambert and Lambert Cadwalader and runs from thence, North eighty two degrees and a half East, three Chains to the back line of Lamberton, then down the Same Southeast, Seven degrees and a half, two Chains and ninety four links, thence South, eighty two degrees and a half West three chains to Front Street, thence up the East side of Front Street to the place of beginning (excepting the Street on Delaware River) Together with all and Singular, the ways, Streets, alleys, pafsages, landings, launching places, rights, liberties, privileges, improvements and heriditaments, hereby granted or mentioned to be granted with the appurtenances unto the Said Joseph Milner his heirs and afsigns to the only proper use, benefit and behoof of the Said Joseph Milner his heirs and afsigns forever, yielding and paying therefor unto the Said Achsah Lambert, her heirs and afsigns yearly and every hear, fourteen half Johannes and one quarter of a Johannis, gold coin of Portugal, each half Johannis weighing nine penny weight of the finenefs of the half Johannis no pafsing amongst us, or one hundred and Sixteen Spanish milled dollars, each weighing Seventeen Pennyweight Six grains of the finenefs of the dollars now pafsing on the fifteenth day of October in each and every hear hereafter forever, the first payment to be made, on the fifteenth day of October next ensuing; the Said Joseph Milner, his heirs or afsigns, to erect a Store house, twenty feet by thirty feet, and a good and Sufficient wharf, also a dwelling house twenty feet by thirty feet; on Some Part of Said ground, with good Cellar underneath, walled with Stone, brick Chimney and fire-place, the whole to be Completely finished in two years from the date, and to pay all taxes which may hereafter be laid on Said lots of land as above described, and if it Shall So happen that the Said yearly rent, hereby reserved or any part thereof Shall be behind or unpaid, at or after the day or time, hereinbefore mentioned and appointed in every year for payment thereof, that then and as often and from time to time when the Said yearly rent hereby reserved Shall be so behind and unpaid, it Shall and may be lawful for the Said Achsah Lambert, her heirs and afsigns or any of them, into and upon the Said described lots or pieces of land, hereditaments and premises, hereby granted with the appurtenances, and into the mefsuages or buildings thereon to be erected or into any Part or Parcel thereof to enter and distrain, and the distrefs or distrefses, then and there found and taken, to lead, drive, carry away and impound, and impounded to detain and Keep at the Proper risk and charges of the Said Joseph Milner, his heirs and afsigns, for and during the Space of five days, and if within the Space of five days, payment and Satisfaction of the Said yearly rent and arrearages thereof if any, be not made, then the Same distrefs or distrefses, to expose and Sell by Public auction or Vendue, for the best Price that may be reasonably be gotten for the Same, leaving in the hands of the Sheriff or officer that makes such distrefs, the Surplusage, if any be, after the Said rent and arrearages and all Charges of distrefs and Sale are first deducted; but if distrefs to Satisfy the Said yearly rent hereby reserved, and arrearages thereof, if any, cannot be found and taken in and upon the hereby granted premises, then it Shall and may be lawful to and for the Said Achsah Lambert, her heirs and afsigns, or any of them into and upon the Said described lots or pieces of land, hereditaments and Premises hereby granted with the appurtenances, and into the mefsuages or buildings thereon to be erected, or into any part or parcel thereof in the name of the whole, with the appurtenances wholly to reenter, and the Same to have again repofsefs and enjoy until the Said yearly rent hereby reserved and all arrearages thereof, Shall be fully Paid and Satisfied, any thing herein to the contrary beforementioned notwithstanding, and the Said Joseph Milner, for himself his heirs executors, administrators and afsigns, doth Covenant promise and grant to and with the Said Achsah Lambert, her heirs, executors, administrators and afsigns and every of them by these presents, that the Said Joseph Milner his heirs and afsigns, Shall and will from time to time and at all times thereafter forever, well and truly pay or cause to be paid unto the Said Achsah Lambert, her heirs and afsigns the yearly rent of fourteen half Johannis and one quarter of a Johannis or one hundred and Sixteen Spanish Milled dollars as aforesaid on the day and time herein before mentioned and appointed in every year for payment thereof according to the reservation thereof as aforesaid and the true intent and meaning of these Presents; and the Said Achsah Lambert for herself, her heirs, executors, administrators and afsigns, doth Covenant, Promise and grant to and with the Said Joseph Milner his heirs and afsigns that the Said Joseph Milner his heirs and afsigns, Paying the aforesaid Yearly rent, hereby reserved, Shall or lawfully may from time to time, and at all times forever hereafter, freely peaceably and quietly have hold, occupy Pofsefs and enjoy the aforesaid described lots or pieces of ground, hereditaments and Premises hereby granted or intended to be granted with the appurtenances, and receive and take the rents ifsues & profits thereof without the lawful let hindrance or molestation of her the Said Achsah Lambert, her heirs or afsigns, or any other person or Persons, claiming by from or under her or her heirs, or by or with her, their or any of their act means privity or procurement.

                                    Be it remembered that on the twenty third day of October 1783, before the ^Subscriber Chief Justice of the State aforesaid appeared Achsah Lambert and Joseph Milner, the Parties to the within deed, and acknowledged that they executed the Same for the uses and Purposes therin mentioned.
