MS 20.  Literal transcription – misspellings are left intact, xxx denotes illegible word, italicized items are my own comments for clarification.  Please note that the letter “S” has been replaced with the letter “F” in some instances, as was the custom at that time – TG.

This Indenture Made the Second day of December in the Year of our lord one thousand Seven hundred and forty one Between William Mead of the County of Bucks In the province of Pennsylvania Yeoman of the one part, And Joseph DeCou of Trenton in the County of Hunterdon and Province of New Jersey of the other part Whereas Joseph Cleayton of Trenton by deed dated the Second day of February Anno 1739 Did Convey unto Samuel Mead the one Mojety or halfe part, of a Certain Lott of land and Tan Yard Situate in Trenton afors’d And the Said Samuel Mead by Deed dated the Twentieth day of February Anno Dom (1739) did bargain & Sell the Same unto William Mead party to these presents As by the above recited deed recourse being thereunto had Will More plainly and at large appear (best guess – could also be appease) Now This Indenture Witnefseth that the Said William Mead for and in Consideration of the Sum of fifty Pounds Lawfull Money of New Jersey to him in hand paid by the Said Joseph DeCou at the Sealing and delivery of these presents the receipt Whereof the Said William Mead doth hereby Acknowledge thereof and of every part thereof doth Acquit release Exonerate and Discharge the Said Joseph DeCou his heirs Ex’rs and adm’rs (Executors and administrators) by these presents have granted bargained Sold Aliened enfeoffed released Conveyed and Confirmed and by these presents Doth fully freely and absolutely grant bargain Sell alien enfeoffe release and Confirm unto the Said Joseph DeCou and to his heirs and afsigns forever, and Mojety or halfe part of all that Lott of Land lying & being in Trenton aboves’d bounded as followeth Viz: Beginning at a Stone on the North Side of Petitts runn being on the east Side of the Roade and from thence along the Said roade North four Degrees East one Chaine and forty four links to a Stone thence North Eighty Deg’s East Two Chains and Twenty eight links by Isaac Harrows land to a Stone by an old Stump thence South fourteen Degrees East one Chaine to the afores’d runn of Water, thence South Seventy one Deg’s fifteen Min’s (Minutes?) West, two Chaine & Seventy three links to the place of beginning Containing one Quarter of an Acre and Six pearches of land Together With one Mojety or halfe part of the Mill Mill house Mill Stone Tann fatts or Pitts there Sunk or Planted and all other the Implements thereunto belonging or in any wise appertaining With all Ways Waters Water Courses pools fences Rights Liberties Privilidges Hereditaments and appurtenances to the Same belonging And the reversions and remainders Thereof To have and to hold the Said one Mojety or halfe Part of the Said lott of land and other the premifses With their Appurtenances unto the Said Joseph DeCou his heirs and afsigns To the only proper Use & behoof of the Said Joseph DeCou his heirs and afsigns forever, And the Said William Mead for him Selfe and his heirs Ex’rs doth Covenant grant and agree To and With the Said Joseph deCou his heirs and afsigns by these presents that he the Said William Mead Now at the time of the Sealing & Delivery of this present Indenture is the true Sole & Lawfull owner of all and Singular the granted land & premifses and is lawfully rightfully and absolutely Seised thereof and of every part thereof of a good Sure absolute and Indefesible Estate of Inheritance in fee Simple and that he xxx hath good right full power lawfull and absolute Authority in him Selfe to grant bargain and Sell the Same unto the Said Joseph DeCou his heirs and afsigns forever, And that he the Said Joseph DeCou his heirs and afsigns and every of them Shall and may from time to time and at all times forever hereafter Lawfully Peaceably & Quietly have hold use Occupy Pofsefs and enjoy the granted land & premifses Without any lawfull lett Suit Trouble Eviction Ejection or any other Interuption of any person or persons Whatsoever lawfully Claiming any part or parcel thereof the Quit Rents thereout Ifsuing only excepted to our Sovereign lord the King his heirs & Succefsors with the arrearages thereof if any be, And the Said William Mead for him Selfe & his heirs Ex’rs doth Covenant & agree With the Said Joseph DeCou his heirs & afsigns that the land and premifses hereby granted unto the Said Joseph DeCou his heirs & afsigns against all persons Claiming or that at any time hereafter Shall Claim any part or parcel thereof Shall and Will Warrant and forever defend by these presents, And Lastly that the Said William Mead and his heirs & all & every other person Whatsoever xxx or lawfully Claiming any Estate right title or Intrest of in or to the premifses or any part thereof Shall & Will at any time or times hereafter at the reasonable request Cost & Charge in the law of the Said Joseph DeCou his heirs or afsigns Make Execute and Acknowledge or Cause to be all and every Such further and other and other Lawfull and reasonable act & acts deed or deeds Device or devices in law Whatsoever for the better afsurance and Confirmation of the Land & premifses hereby granted, With the appurtenances unto the Said Joseph DeCou his heirs & afsigns forever In Witnefs Whereof the Said William Mead hath hereunto Set his hand and Seale the day and Year above written Anno 1741
