Elijah Bond} for six Acres of Land In Trenton Public Library
In pencil: 29th June 1745
This Indenture made the twenty ninth Day of June in the nineteenth Year of the Reign of our Sovereign Lord George the Second by the grace of God of Great Britain ffrance and Ireland King Defender of the ffaith &c. (etcetera) And in the Year of our Lord one thousand seven hundred and forty five Between Joshua Anderson of Trenton in the County of Hunterdon and Province of New Jersey Yeoman of the one part And Elijah Bond of the same place Innholder of the other part Whereas Enoch Anderson deceased ffather of the said Joshua Anderson in his lifetime was and stood Seized in his demesnes (best guess) of ffee of and in Six Acres of Land situate lying and being on the Eastside of York Road where the Brew House is now standing in Trenton aforesaid and Butted and Bounded as follows that is to Say Beginning at a Stake in a line of Land late James Trents deceased and on the East side of Queens Street and runs from thence along said Street South three Degrees West six Chains and Sixty five links to the Lott late William Yards deceased thence along the same North seventy five Degrees East ten Chains and forty Links to a Stone thence North three Degrees West six Chains and a half to the line of Said Trent and then along the said line to the place of Beginning containing Six Acres of Land And Whereas the said Enoch Anderson by his last Will and Testament in writing duly made and by him Signed in the presence of three subscribing Witnefses who signed their names thereto at the request and in the presence of the said Enoch Anderson bearing date the second day of October one thousand seven hundred and forty one did among other things give unto the said Joshua Anderson the said Six Acres of Land as by the said last Will duly proved and entered of Record in the Secretarys Office for the Province of New Jersey at Burlington reference being thereunto had will now fully and at large appear Now this Indenture Witnefseth that the said Joshua Anderson for and in consideration of the Sum of Two hundred and fifteen pounds proclamation money to him in hand paid by the said Elijah Bond at and immediately before the ensealing and delivery of these presents the receipt whereof to the said Joshua Anderson doth hereby acknowledge and thereof and of every part thereof doth acquit exonerate and for ever discharge the said Elijah Bond his Heirs Executors Administrators and Afsigns by these presents as also for divers other good causes and valuable consideration him the said Joshua Anderson thereunto moving Hath Given Granted Bargained Sold aliened remised released enfeoffed and confirmed And by these presents Doth Give Grant Bargain sell Alien amise release enfeoff and Confirm unto the said Elijah Bond his Heirs and Afsigns for Ever the said six Acres of Land before mentioned in his actual pofsefsion now being by virtue of a Bargain and Sale to him thereof made for one whole Year by Indenture bearing date the day next before the day of the date of these presents and by force and virtue of the Statute for transferring of uses into pofsefsion, Together also with all Houses out houses Buildings Barns Stables Orchards Gardens meadows fields commons pastures ffences woods underwoods ways waters water courses profits Commodities emoluments and appurtenances as whatsoever and all and singular the rights members and appurtenances to the said six Acres of Land belonging or in any wise appertaining or which now are or formerly have been accepted reputed taken known used occupied or Enjoyed to or with the same or as part parcel or member thereof or of any part thereof and also the reversion and reversions remainder and remainders rents ifsues and profits of all and singular the said premifses above mentioned and every part and parcel thereof and also all the Estate right Title Interest property Claim and demand whatsoever as well in Law as in Equity of him the said Joshua Anderson of in and to all and singular the said premifses above mentioned and of in and to every part and parcel thereof with the appurtenances To have and to hold the said six Acres of Land above mentioned and all and singular other the premifses hereby granted or meant mentioned or intended to be hereby granted and every part and parcel thereof with the appurtenances unto the said Elijah Bond his Heirs and Afsigns to the only proper use and behoof of the said Elijah Bond his Heirs and Afsigns for Ever And the said Joshua Anderson for himself his Heirs Executors and Administrators doth Covenant and Grant to and with the said Elijah Bond his Heirs Executors Administrators and Afsigns that he the said Joshua Anderson now is the true lawful and rightful owner of all and singular the said hereby granted premifses and every part and parcel thereof with the appurtenances And also that he the said Joshua Anderson now is Lawfully and rightfully Seized in his own right of a good sure perfect indefeasible and absolute Estate of Inheritance in ffee Simple of and in all and singular the premifses hereby granted with the appurtenances without any manner of Condition Mortgage Limitation of use and uses or other matter cause or thing whatsoever to alter change charge or determine the same And also that the said Joshua Anderson now hath in himself good right full power and lawful and absolute authority to grant Bargain sell and Convey the said six Acres of Land and all and singular the premifses above mentioned with the appurtenances unto the said Elijah Bond his Heirs and Afsigns to the only proper use and behoof of the said Elijah Bond his Heirs and Afsigns for ever according to the true intent and meaning of these presents And also that the said Elijah Bond his Heirs and Afsigns shall and may at all times for ever hereafter peaceably and quietly have hold occupy pofsefs and enjoy all and singular the said hereby granted premifses with the appurtenances without the lett Suit trouble hinderance molestation interruption or denial of him the said Joshua Anderson his heirs Afsigns or of any other person or persons whatsoever and that freed and discharged or otherwise well and sufficiently saved and kept harmlefs and indemnified of and from all former and other Gifts Grants bargains Sales Jointures Dowers Leases Mortgages Uses Wills intails ffines Amerciaments (best guess) Seizures Bonds Annuities writings Obligatory recognizances Judgments Executions Rents and arrearages of Rent and of and from all other charges Estates rights Titles troubles ad incumbrances whatsoever had made Committed done or suffered to be had made committed done or suffered by the said Joshua Anderson his Heirs or Afsigns or any other person or persons whatsoever claiming or to claim by from or under him them or any of them And ffurther that he the said Joshua Anderson his Heirs Executors and Administrators and every other person or persons anything having Claiming in the said premifses above mentioned or any part thereof by from or under him them or any of them shall and will upon the reasonable request and at the Costs and Charges in the Law of him the said Elijah Bond his Heirs and Afsigns make de and Execute or cause or procure to be made done and executed all and every such further and other lawful and reasonable Act and Acts thing or things device and devices Conveyances and afsureances in the Law whatsoever for the further better and more perfect granting Conveying and Afsureing of all and singular the said hereby granted and afsigned premifses with the appurtenances unto the said Elijah Bond his Heirs and Afsigns to the only proper use and behoof of the said Elijah Bond his Heirs and Afsigns forever as by the said Elijah Bond his Heirs and Afsigns or his or their Council learned in the Law shall be reasonably devised advised or required In Witnefs whereof the said partys to these presents have hereunto Interchangeably set their hands and Seals the day and Year first above
