This Indenture Made the first day of June in the Year of our Lord One Thousand Seven Hundred and Sixty three Between Philip Dennis of Maidenhead in the County of Hunterdon and Province of New Jersey Yeoman of the One Part, And Joseph Phillips of Trenton n the County and Province aforesaid Merchant Of the other Part, Whereas the said Phillip Dennis stands Indebted to the said Joseph Phillips in the sum of One Hundred Pounds Proclamation Money, and as security for the same hath given his Bond or Obligation bearing Equal date with the xxx xxx xxx the penal sum of Two Hundred Pounds Money aforesaid, for the payment of the said Sum of One Hundred Pounds on or before the first day of June next ensuing xxx xxx xxx Obligation & Condition/ Relation thereunto being had, may more fully and at Law Appear.  Now this Indenture Wittnefseth that the said Phillip Dennis xxx xxx Good Causes and valuable considerations him hereunto moving and is xxx in consideration of his better and more secure and ready payment of xxx xxx Hundred Pounds abovementioned Pursuant to the Tenor of the said Bond & Condition Hath Granted, Bargained, Sold, Aliened, released, and confirmed, xxx xxx xxx Doth hereby Bargain, sell, alien, release, and confirm unto the said Joseph Phillips his Heirs Executors Administrators or afsigns and that xxx xxx xxx Situate in Maidenhead xxx in the County of hunterdon aforesaid, And is Butted and Bounded as follows (Viz:) Beginning xxx xxx Tree on the North side of Shabakunk then South Sixty five Degrees & Twenty Minutes East Sixty Chains to a Stake by Maidenhead Road, then by the said Road xxx xxx One Degrees and forty five Minutes West Eight Chain, and Seventy five Links then Along by the said Road South forty Seven Degrees and forty five Minutes West xxx xxx xxx and fifty Links, then South forty One Degrees West Ten Chain & Twenty five Links along the said Road, then South thirty six Degrees West, Two Chain and Seventy links xxx xxx to the said Road then South fifty three Degrees West Ten Chain & Twenty three links along by the said Road to a stake then North Twenty seven degrees and five Minutes xxx xxx xxx fifty Eight Chain and Seventy links to the place of Beginning Containing One hundred And Eight Acres, One Quarter and thirty two perches of Land, Which said xxx xxx xxx Parcell of Land Was by Deed conveyed to the said Philip Dennis bearing date the Eighth day of May One Thousand Seven Hundred & Sixty Two by Peter Hankinson and  xxx xxx his Wife Relation whereunto being had will more fully & at large appear And all and singular the Ways, Waters, Water Courses, Woods, Mines, Priviledges, xxx xxx , advantages Hereditaments and appurtenances whatsoever unto the said Tract of Land and Premifses belonging or in anywise appertaining, And the Reversion and reversions, Remainder, and remainders of all and singular the same Tract of Land, and every part and parcell thereof To have and to hold xxx xxx singular the aforesaid Tract of Land and premifses abovementioned, hereby Granted or intended to be hereby Granted and every part and parcell thereof xxx xxx xxx every of their appurtenances and every part and parcell thereof to the said Joseph Phillips his Heirs and Afsigns forever.  Provided always, xxx xxx xxx xxx xxx xxx xxx xxx Administrators or Afsigns or any of them, do and shall will and truly pay or cause to be paid unto the said Joseph Philips his Heirs Exec’rs Adm’rs and Afsigns the said Sum of One Hundred Pounds Money aforesaid at or upon the first day of xxx xxx next Ensuing the date of these Presents with Lawfull Interest for the Same, without Any Deduction, Defalcation, or abatement out, of, or from the Same, that  xxx xxx xxx well as the said Bond, as also these presents and everything herein contained, shall cease Determine, be utterly Void, and of none Effect, otherwise to remain in full force and Virtue And the said Philip Dennis for him self his Heirs Exec’rs and Adm’rs Doth Covenant And Grant to and with the said Joseph Phillips, his Heirs Executors Administrators and Afsigns by these presents in manner & form following (Viz) that he the said Philip Dennis at the time of the ensealing & Delivery of these Presents, hat Good Right, xxx lawfull and Absolute power and Authority in himself to Grant and Convey the Lands & Premifses abovementioned & every part and parcell thereof with the appurtenances unto the said Joseph Phillips his Heirs Ex’rs Adm’rs and Afsigns in manner & form aforesaid And that if any default be made, of or in payment of the said Moneys herein xxx or mentioned to be paid to the said Joseph Phillips or of any part or parcell thereof contrary to the Tenor of the aforesaid Bond, Condition, and Provisoe in that xxx xxx xxx at then and from thenceforth it shall be Lawfull to and for the said Joseph Phillips his Heirs Exec’rs Adm’rs and Afsigns peaceably and Quietly to enter into, hold & Enjoy all & singular the Lands & premifses hereby demised and Granted with their and every of their appurtenances And receive and take the Rent, Ifsues and Profitts thereof to his and xxx xxx xxx without the lett, suit, Eviction or Molestation of or by him the said Philip Dennis his Heirs Exe’rs Adm’rs Afsigns or any of them or of or by any other person or persons, And that free & Clear & freely & Clearly acquitted, Exonerated and discharged of and from all and all manner of former Mortgages & other Grants Bargains, xxx xxx Encumbrances whatsoever Made, done, Suffered, or Executed by the said Philip Dennis or by any other person or Persons in anywise whatsoever.  And lastly xxx xxx declared and Agreed by and between the said Parties to these presents that the Said Philip Dennis and his Afsigns, shall and May untill xxx xxx or failure shall happen to be made of or in payment of the said sum of One Hundred Pounds or some part thereof at the day and time herein before limited xxx of the same, Peaceably and Quietly, have, receive, and take the Rents Ifsues, & Profitts of the Hereditaments and premifses aforesaid to his and their use & uses xxx lett, suit or disturbance of the said Joseph Phillips his Heirs Exec’rs Adm’rs or Afsigns
